Bungalow or duplex: which is better value in Nigeria?

Post image
Don't pick a design because it "looks nicer". Pick the one that fits your plot, budget and plans.
Land: A duplex stacks two floors on one footprint, so you get the same floor space on a smaller plot. That matters in Lagos, Abuja, Port Harcourt and Owerri, where land is expensive. A bungalow needs a bigger plot, which is fine on cheap land.
Foundation and roof: For the same floor area, a duplex needs roughly half the foundation and roof. That's where it saves money.
Structure: A duplex needs more columns, beams, reinforcement and a staircase. On weak or swampy soil, the extra weight can force a costlier raft or pile foundation. A bungalow is lighter, simpler and faster to build, so you move in earlier.
Daily living: A bungalow has no stairs, which suits children and older people. A duplex gives better privacy and separates bedrooms from living areas.
Rule of thumb: Bungalow for cheap land, a tight budget and fast building. Duplex for expensive land, a small plot and a bigger family.

These assume sandcrete block walls, reinforced concrete where needed, conventional roofing and matching finishes. They are preliminary budgeting allowances, not verified national averages. The final cost depends on your state, design, foundation and finishes.
Over to you: Which did you build, and what did it cost? Planning to build? Tell me your state, plot size and budget, and I'll tell you which fits better.
